The market, the customers, the competition and where people look for these services today, gathered for the call on 12 October about building the website and getting social media running.
A new exterior and property services company for the west coast of Vancouver Island.
Two small towns, a national park reserve next door, a steady flow of visitors and a climate that keeps the outside of every building wet for most of the year.
The customer base is bigger than the population. Alongside 965 lived-in houses, the two towns carry about 900 short-term rental listings, Tofino's accommodation sector as a whole runs 1,890 rental units (the groups overlap), and in the rural area around the towns 366 homes and cabins belong to people who live elsewhere. Every one of them sits in the same weather: 3,271 mm of rain and snow on 208 days a year, 76.5% afternoon humidity and mild winters, so moss, algae and full gutters come back every year. With a typical Tofino house assessed at $1,496,000, looking after the outside is looking after a large asset.
Hotel occupancy shows when the towns are busy, the rain shows when outside work is hardest, and search data shows when people go looking for each service.
Hotel rooms filled: Tourism Tofino's 2025 report. Rain and snow: Environment Canada normals, Tofino airport. Search shading: Google Trends for British Columbia over five years, each search's busiest month = 100. Last four rows: our reading of the weather, hotel occupancy and search data (main months, also: selling and installing from late October, taking lights down in January, and post-construction cleans whenever a project finishes).
The working season is eight months, March to October. Tofino's hotels were about 63% full or more in every one of those months in 2025, peaking at 90% in August; only December to February fell below 45%.
Starting now lands on gutter season. Gutter searches in B.C. peak in October, ahead of Tofino's three wettest months (November to January bring 1,419 mm). Spring then brings windows, washing and moss, and window cleaning and pressure washing are the most searched services of all. If Christmas lights are part of the offer, those searches peak in November, and if high dusting and deep cleans are, winter is likely the time for them while hotels are 30% to 57% full.
Homeowners first, including the many who own a second home here and live elsewhere, then hotels, stratas and rentals, which each bring several properties at once.
| Customer | How many | Why it matters |
|---|---|---|
| Homeowners | 965 lived-in detached houses in the two towns; 1,305 with the rural area around them and nearby communities | Typical value $1,496,000 in Tofino and $784,000 in Ucluelet; 45% of Ucluelet's homes were built before 1981. |
| Second-home owners | 260 homes in Tofino and 137 in Ucluelet have no full-time resident, nor do 366 of the 680 homes and cabins in the rural area around the towns; Salmon Beach alone has about 380 recreational lots | Gutters, moss, roofs and windows looked after while the owners are away, with before and after photos sent to them. |
| New arrivals | 44% of Tofino residents and 37% of Ucluelet's moved in from outside the town in the five years to 2021 | Every year brings new residents and owners with no window or gutter contact yet, and realtors meet the owners first. |
| Hotels and resorts | $124.1M of Tofino hotel room revenue in 2025; 1,890 rental units across 300 providers in Tofino (2024) | Large areas of glass, decks and gutters, best done in the shoulder months and over winter when rooms are free. |
| Strata buildings | Black Rock (133 suites) and Water's Edge (about 50), both in Ucluelet | We found no strata-management firm based in either town; the one we found is in Port Alberni, and a manager that far away needs a dependable local vendor. |
| Rentals and their managers | About 900 active short-term rentals (420 Tofino, 478 Ucluelet); about ten rental managers, plus several owners who run a few rentals of their own | Tofino's rentals need a permanent resident living on the property and a resident or licensed manager in town who can respond within 2 hours, so managers already handle many rentals and choose vendors for several owners at once. |
| Builders | 6 projects in the pipeline across both towns, listed below | Post-construction cleans at handover, if that service is offered. |
Homeowners are the base. The two towns have 965 lived-in houses, and more than half of the 680 homes and cabins in the rural area around them belong to people who live elsewhere, who need the outside looked after while they are away. Realtors meet new owners before anyone else does.
Hotels, stratas and rentals each bring several properties at once. In Tofino, managers look after many of the rentals, so one manager can bring several owners; about ten of them work across the two towns. We found no strata-management firm based in either town, so a dependable local vendor is likely to be welcome at the Ucluelet stratas.

No exterior business is yet the obvious choice across both towns, online or on the map. The local operators are either new, like Offshore Exterior Services, whose reviews that could be read are all from the last three months, or long established without a Google profile, like Oneclean in Ucluelet since 2008. Oneclean already combines exterior cleaning with rental cleaning, caretaking and handyman work, but has no Google profile, a small 2018 website and no presence in Tofino; nobody yet does this across both towns with a modern website and reviews. The closest model in how it markets itself is Wash & Wonder, from Port Alberni, two hours away. On the core services, moss removal and soft washing appear only as a line on one Ucluelet website, and if Christmas lights, high dusting or BBQ detailing are added, nobody local markets those at all.
Every exterior business here sits at 4.9 to 5.0 stars, so the number of reviews, how recent they are and the owner's replies are what set a profile apart. About 20 recent reviews would make Good Neighbour the most-reviewed exterior business on the Pacific Rim, and the two newest operators show how quickly a count builds when every job asks for one.
Two places decide who gets the call: the Google Maps results for a service and a town, and the answer ChatGPT gives. Both were checked on 11 October, signed out, with the map centred on each town.

In Tofino the top of the list is open. For 12 of the 17 Tofino searches the first listing is Tofino Cleaning Company, whose 7 reviews are all for interior and rental cleaning, and a Cowichan Valley firm three and a half hours away sits at #2 to #5 on 9 of them. "Moss removal tofino" returns only 2 listings in total. Around Ucluelet, Offshore Exterior Services is in the top 7 on 13 of the 17 searches. A profile with exterior reviews and a local presence is likely to move up quickly in both towns.

Nobody owns these answers yet. ChatGPT picks up whatever says the service and the town in plain words. Oneclean is its first answer for pressure washing and window cleaning in Ucluelet, from a website that names Ucluelet throughout. Wheelhouse Property Services, a 2026 website with published hourly rates, is first for property maintenance in both runs, with its rates quoted back to the searcher.
For roof moss removal there is no local name to give, so it sends people to firms two to three and a half hours away, and it does the same for Christmas lights. The most-reviewed local exterior business on Google Maps is not named in any of the 18 answers, most likely because it has no website for ChatGPT to read.
Search volume is thin, so the map, reviews and referrals matter more than keywords. Among these services only "window cleaning tofino" is searched often enough for Google to suggest it. Window cleaning, pressure washing and gutters are what people search for; moss removal and soft washing are mostly sold rather than searched for, which is where social media, managers and word of mouth do the work. "Tofino property maintenance" is a phrase people already type, and the website can own it.

The full name lines up everywhere. goodneighbourpropertyservices is free as a .ca, a .com, an Instagram handle and a Facebook page, so the website, the Google profile and both social accounts can carry exactly the same name. goodneighbourservices.ca is the shorter web address and is free too, but the matching Instagram handle is taken. The local addresses help people who type them and can point to the matching service page; they do not move Google rankings on their own.
Built so that Google Maps and ChatGPT can match every service to every town. A website that names each service and each town in plain words is what ChatGPT picked up in our tests, and a page for each service is the cleanest way to do that for every service on the list. The Google profile is what puts it on the map.
| Page | What it does |
|---|---|
| Home | Every service, both towns, the quote button and the latest reviews, all on the first screen. |
| A page for each service | One for every service offered, each opening with the service and the towns ("Window cleaning in Tofino and Ucluelet"): what is included, how it is done (soft washing for cedar, for example), what affects the price, and real photos. |
| Tofino and Ucluelet | A page for each town listing every service and the areas covered, including the rural area between the towns. |
| Second homes | For owners who live elsewhere: how work gets done while they are away, and photos sent after each visit. |
| Property managers and commercial | For hotels, stratas and rental managers: what you offer them, how work is timed around guests, and a way to ask for a site visit. |
| In season now | Whatever is in season at launch: gutters now, and Christmas lights if they are offered. |
| Quote form | Service, address and photos, sent straight to your phone and email. |
| Reviews and photos | Real local jobs, the crew by name, before and after. |
No local exterior firm has built a following yet: of the three exterior accounts we checked, the largest (Wash & Wonder, Port Alberni) has 95 Instagram followers. The plan is Instagram and Facebook under the business name, linked to the website and the Google profile.
